Despite Four Major Hurricanes, Florida Relocation is Hot
In 2005, Florida's population grew by more than 400,000. There are 5 major reasons for the increased migration here.
Key Largo Florida (PRWEB) January 9, 2006 -- Last year's hurricanes haven’t stopped people from moving to Florida.
In fact, population grew by more than 400,000, which according to The University of Florida represented one of the largest increases in Florida’s history.
Florida Keys, REALTOR, Dennis Handa remarked, ”There are 5 major reasons for the increased migration here, including:"
1. Florida is a unique state that a majority of people grew up dreaming about. As the population ages, they’re grabbing a piece of that dream
2. People are starting to take hurricanes as a fact of life. Much as Californian’s take earthquakes and fire as a fact of life, and Midwesterners live with the threat of blizzards and tornadoes.
3. The Baby boomer influx. With large incomes and equity growth, they’re buying 2nd home as investments here and making lifestyle changes.
4. In 2005, (per Florida’s Economic conference) Florida led the nation in the highest number of new jobs created at 252,600 plus we were the leading state in job creation (3.4%)
5. The high heating costs in the North. When the snow flies, people definitely watch the weather channel and dreams of beaches and palm trees come to mind.
Mr. Handa also remarked, “The hurricanes have affected our Real Estate transactions however.

He explained, “We’re seeing more concern about home location as it relates to flood zones, insurance costs, code restrictions and proximity to water. There is also new emphasis by buyers as to home age and construction. Items such as metal roofs vs shingle, concrete block versus frame, hurricane shutters and which type. In short-more attention to detail through inspections and disclosures..
In conclusion, the Florida dream is definitely alive and well. And the forecast for 2006 is strong both in Job growth and overall population increase

Florida Keys Housing Situation Benefiting Investors
Due to limited growth laws, seller concessions, pricing and availability, the Florida Keys are proving themselves to be especially beneficial for Real Estate investors.Key largo Fl (PRWEB) September 10, 2006 -- Florida Keys sales reported by the regional Multiple Listing Services indicate that in spite of median home prices in the Keys going from $237,000 in 1999 to $690,000 in 2006, this years sales will be the third best year ever recorded.

When asked about how rising prices and increased availability could possibly be a benefit, Dennis Handa (Manager for Coldwell Banker Schmitt upper keys offices) remarked: There are Four very important scenarios about the Keys market that are attracting investors right now.

1. The Florida Keys are one of the worlds most popular destinations and our tourism market is growing.
2. Due to environmental and transportation concerns, the Keys are in a restricted growth area. This means there are only so many properties and when those are gone, that’s it! Limited housing means above average appreciation.
3. Due to increased prices and a larger for sale inventory, sellers are making concessions such as holding paper back, lease options and creative owner financing.
4. Although home prices are high, Investors realize that ten to fifteen years from now, they’ll be the same in relation to the ridiculously low prices of the 70s and 80s which makes most of us wish we’d gotten more involved with Real Estate.

Dennis also added: Even though our prices have gone up,we’re still less expensive than other national and international tourist destinations plus there’s the fact that waterfront, destination resort areas have always proved to be one of the best Real Estate investments.

Florida Keys Waterfront Property Disappearing
Waterfront properties throughout the Florida Keys are being grabbed up by developers who understand the value in building multi million-dollar homes with spectacular views of Florida Bay, the Atlantic Ocean and the smaller inlets that connect those waters to the Florida Keys.

Key Largo, Florida (PRWeb) November 20, 2006 -- In order to preserve public access to the waters through Boat ramps, Monroe County (The Florida Keys) is considering purchase of properties that already offer dockage and that have large enough space for Boat trailers turning radius. One of the main reasons they are looking for established properties is that it's extremely difficult to win state and federal approvals for new docks.

Because the Key Largo area offers some of the best fishing and diving, the upper Keys are one of the areas Monroe county leaders are currently considering for property purchases.
When asked for his opinion about all this, Key Largo REALTOR and Coldwell Banker Manager, Dennis Handa remarked: I think it's great that the county is approaching it this way. With all of the development just north in Homestead and South Miami, we are seeing increased pressure on our water access. Especially open water homes, due to second home Home Buyers and especially Investors. So what the County is doing will really help maintain public access to our incredible water recreation.

When asked about the sales in the Keys and if there was a slump. Dennis further remarked: There has certainly been a price adjustment and that did stall the market somewhat.
However, now that pricing has settled, homes are selling either in the Lower price brackets of under $500,000 or in the upper brackets from about 1 million five and up. Lots of smart buyers are coming in now and looking for investments, 1031 exchanges and second homes.

There is a Palm tree in your future. You can live the Dream.
